Building along the Bellarine Peninsula, Geelong, or the Surf Coast presents a unique set of environmental challenges that standard construction often overlooks. Our region is characterised by a climate that remains cool for the majority of the year, meaning the primary goal for any build should be natural heat retention.

At Grow Building Design, our approach to constructing high performance homes Bellarine is built on a clear, practical philosophy: we design a hot home for a cold climate.

By prioritising the capture of northern solar gain and sealing the building envelope, we create structures that maintain a stable, warm internal temperature without relying on constant mechanical heating.

While a home designed this way will naturally run warmer during the summer months, it is a highly efficient trade-off. With the abundance of summer sun in Australia, a modest solar system can easily offset the minimal energy required to air condition a well-insulated, airtight space.

This ensures your living environment stays comfortably in the low twenties year-round with significantly lower running costs.

The Golden Rule of Building

Bring your builder in at the very beginning. The true benefits of high-performance homes are only fully realised when the designer and the builder collaborate from day one.

While an architect can produce complex thermal details at a desk, an experienced builder understands the practicalities of how those ventilated cavities and insulation layers function in a physical space.

Early consultation ensures the design is not only theoretically efficient but also constructible and cost-effective. This collaboration also allows us to protect your preferred visual style; a smart team can often adjust technical details so you achieve the desired aesthetic without compromising the building’s overall thermal performance.

Mastering the Building Envelope

To deliver a home that truly performs, we pay close attention to the building’s “skin.” It is not just about the volume of insulation; it is about how the entire system manages moisture and temperature.

  • Roof Colour Selection: While silver roofs reflect heat in hotter inland climates, dark-coloured roofs are far more effective for the southern coast.
  • Thermal Management: A dark roof heats up rapidly as soon as the sun is out, which is essential for our regional climate.
  • Condensation Control: This heat helps burn off the condensation that naturally accumulates in the roof cavity.
  • Ventilation Systems: Once heated, that moisture can evaporate safely through the mandatory roof ventilation system.
  • Ventilated Wall Cavities: We install external cladding on batten cavities to create a vital air pocket outside the insulated envelope.
  • Moisture Escape: This pocket provides a pathway for water vapour to escape, preventing internal dampness.
  • Bushfire Protection: In our local coastal zones, we protect these cavities with fire-rated mesh to prevent ember ingress during bushfire season.
  • Glazing Performance: Standard aluminium window frames act as a thermal bridge, conducting external cold directly into the home.
  • Frame Materials: We recommend using uPVC, timber, or thermally broken aluminium frames to restrict this energy transfer.
  • Maintenance Strategies: Painting the exterior of timber windows protects them from coastal salt, while clear staining the interior maintains the natural timber aesthetic.
  • Specialised Coatings: Unlike in northern climates, we use Low-E coatings designed specifically to trap heat inside the structure.

Airtightness and Quality Control

There is a common misconception that achieving superior energy efficiency requires a massive budget for “Passive House” internal wraps. In our experience building high performance energy efficient homes, a high-quality air seal can be achieved by integrating the external waterproof wrap with the internal plastering and using expanding foam around window frames.

To guarantee performance, we utilise thermal camera inspections during the build. By walking through the site on a cold morning before the plaster is installed, we can identify any minor gaps in the insulation or air leaks. This allow us to get it sorted while the frame is still accessible, ensuring the building envelope is up to scratch before it is permanently sealed.

Whether we are discussing the rapid timelines of high performance modular homes or the bespoke detailing of high performance custom built homes, managing the sun’s path is the most effective tool we have. By calculating correct eave depths and window heights, we block the high summer sun from December to March. From April through to November, the lower winter sun is invited in to strike thermal mass—such as concrete floors or masonry walls—which absorbs the energy and slowly releases it to keep the home warm overnight.
